Chairman Bench called the Land Use Authority Board Meeting to order at 9:15 a.m. The meeting was held July 25, 2018 in the City Council Meeting Room at 102 South Tremont Street, Tremonton, Utah. Chairman Steve Bench, Engineer Chris Breinholt, Director Paul Fulgham, and City Recorder Linsey Nessen were in attendance. Manager Warnke and Director Christensen were excused.
1. Approval of agenda:
Motion by Director Fulgham to approve the July 25, 2018 agenda. Motion seconded by Administrator Bench. Vote: Chairman Bench – aye, Engineer Breinholt – aye, and Director Fulgham – aye. Motion approved.
2. Approval of minutes:
There were no minutes to approve at this time.
3. New Business:
a. Final approval for Chadaz Estates, Phase 3b
Administrator Bench said he looked back through the records and this one is practically done. It is ready to record, but they need a signature for the development agreement.
Motion by Director Fulgham for final approval of Chadaz Estates Phase 3b. Motion seconded by Engineer Breinholt. Vote: Chairman Bench – aye, Engineer Breinholt – aye, and Director Fulgham – aye. Motion approved.
b. Walk ins:*
There were no walk ins.
4. Comments/Reports:
Director Fulgham said the Warner sign looks great. Administrator Bench said they would have to change the code. A big tall pole sign is not in the ordinance. We have talked about it and Manager Warnke is well aware of that. We will have to amend the sign code or do an overlay sign ordinance for Warner. They have several monuments and pole signs—there are more than two on each building and we are not talking directional. We can put that on next week’s agenda. Engineer Breinholt said is the sign ordinance a Planning Commission or a City Council decision? Administrator Bench said that would be Planning Commission. The board talked about a few more items that should be coming to them for approval soon.
5. Public comments: Comments limited to five minutes.

6. Adjournment:
Motion by Director Fulgham to adjourn the meeting. Motion seconded by consensus of the Board. The meeting adjourned at 9:22 a.m.
